Maple Leaf Flats draws inspiration from the turn-of-the-century buildings in its neighborhood and from the vibrant maple trees lining the street. Within walking distance of Green Lake, shops, restaurants, playgrounds, and the historic Carnegie library, the project is scaled to fit comfortably within the surrounding mix of homes and small commercial buildings.
The four-story, 42-unit building includes efficient studio, one-bedroom, and two-bedroom flats.
A horizontal brick frame anchors the project to the site and echoes the surrounding early 20th century multi-family architecture. Large operable windows and cedar panel infill add warmth and rhythm. A small garage is tucked below grade and accessed from the alley.

Ground-level residences include individual patios enclosed by lush landscaping in rusted metal planters and separated by cedar privacy screens. These green outdoor spaces soften the building’s street presence and offer secure front yards for adjacent homes.
A communal roof deck offers multiple areas for gathering and relaxing, with an outdoor grill, dining space, lounge seating, and a fire pit with views of Green Lake, Woodland Park, the Olympic Mountains, and the surrounding neighborhood. The ground-floor lobby includes a small coworking area that encourages casual interaction among residents.
Maple Leaf Flats earned a Built Green 4-Star certification with strategies such as LED lighting, green roof systems that filter rainwater, central hot water heating, and a high-performance building envelope that exceeds Seattle’s energy code.
